3D laser scanning for housing industry and facade planning

Plan serial renovation in residential construction safely

We capture residential buildings, facades, roof surfaces, and relevant connection details as a precise digital inventory. This enables housing companies, planners, and module manufacturers to reliably develop, prefabricate, and assemble renovation solutions.

Planning within existing buildings

What does serial renovation mean?

Serial renovation combines precise inventory data with standardized, digitally planned and industrially prefabricated renovation elements.

To ensure that facade modules, window solutions, insulation, and technical components fit the existing building, the actual condition must be reliably documented. 3D laser scanning captures geometries, openings, projections, and deformations completely and without contact. The planning team then works with a shared point cloud or a structured CAD/BIM model.

The interface with prefabrication is crucial. We model in as much detail as is actually required for planning, modularization, connections and assembly.

Typical starting situations

When current inventory data makes the difference

Whether it's facade renovation, modernization or serial prefabrication – current inventory data provides the necessary planning basis.

01

Serial facade renovation

Accurately record recurring building types for standardized facade and insulation elements.

02

Energy-efficient modernization

Document windows, roof, base and connections as a basis for energy and execution planning.

03

Large housing stocks

Capture data from multiple buildings in a comparable manner and transfer it to planning partners in a structured format.

04

Prefabrication and assembly

Identify inventory discrepancies before production and reduce adjustments on the construction site.

Scope of recording

What information is included in your renovation planning?

The scope of services is tailored to the building type, renovation system and required level of planning.

  • Facade surfaces and building edges
  • Windows, doors and reveals
  • Balconies, loggias and projections
  • Roof edges, parapets and roof surfaces
  • Bases, extensions and visible pipes
  • Sites, access points and assembly areas

Frequently asked questions

Questions regarding inventory for serial renovations

Which building areas are included in a serial renovation?

Depending on the planning task, facades, windows and doors, balconies, loggias, roof edges, base zones, extensions, and relevant exterior and access areas are recorded. We will agree on the exact scope before the project begins.

Can surveying take place in occupied buildings?

Yes. The data collection process is organized in such a way as to minimize disruption to residents and building operations. For indoor areas or hard-to-reach zones, time slots and access procedures are coordinated in advance.

What level of accuracy is required for facade modules?

The required accuracy depends on prefabrication, connection details, and planning depth. Together, we define scan resolution, control dimensions, and the required level of detail for the model.

What data do planners and module manufacturers receive?

Possible formats include registered point clouds, orthophotos, 2D views, floor plans, and structured CAD or BIM models. Formats and model structure depend on the planning software used.

Are roof surfaces and areas that are difficult to see also included?

Yes. Depending on the building, we supplement terrestrial or mobile laser scanning with drone footage. This allows us to fully document roof surfaces, attics, and hard-to-reach facade areas.

How quickly can multiple residential buildings be surveyed?

After reviewing the number of buildings, their floor space, accessibility, and desired outcome, you will receive a reliable schedule. Recurring building types and standardized handover procedures accelerate the process for larger portfolios.
