Photogrammetry and 3D laser scanning for buildings

Digitally record, locate, and traceably document defects.

We combine high-resolution photogrammetry and 3D laser scanning to create photorealistic, measurable 3D models. Damage and anomalies on facades, roofs, and buildings can be clearly located, assessed, and coordinated with project stakeholders.

What does defect detection using photogrammetry mean?

Photogrammetric defect detection combines high-resolution image information with the spatial geometry of a building.

Overlapping photographs and supplementary laser scans are used to create a scaled, textured 3D model. Cracks, spalling, deformations, or other anomalies can be clearly located, described, and compared throughout the project. This provides experts, planners, owners, and contractors with a common visual basis.

The crucial factor is the verifiable location.A photo shows damage – the spatial model additionally shows where it is located, how large it is and in what context it is.

Typical starting situations

When spatial defect documentation is particularly helpful

Whether it's an insurance claim, warranty claim or maintenance – comprehensible documentation provides the necessary basis.

01

Facades and building envelopes

Document cracks, chips, discolorations and connection details completely and accurately.

02

Hard-to-reach areas

Record roofs, towers, bridges or high facades with drones and suitable cameras.

03

Renovation planning

Provide findings as a comprehensible basis for action planning, tendering and cost assessment.

04

Course of events and securing of evidence

Document conditions at defined points in time and spatially compare subsequent changes.

Scope of recording

What information is recorded during the defect assessment?

Resolution, recording areas and documentation depth are tailored to the component, damage pattern and subsequent evaluation.

  • Facade surfaces and building edges
  • Cracks, spalling and deformations
  • Roof surfaces, parapets and connections
  • Windows, doors, joints and reveals
  • Moisture and discoloration characteristics
  • Component areas that are difficult to access
  • Spatial location and measurable extent
  • Reference points and agreed-upon finding attributes

Frequently asked questions

Questions about defect detection using photogrammetry

Which defects can be documented?

Visible damage such as cracks, spalling, deformations, open joints, discoloration and abnormalities at connections can be spatially documented.

Does the model replace an expert opinion?

No. Digital recording provides a verifiable basis for inventory and measurement. The professional evaluation is carried out by appropriately qualified experts.

When will 3D laser scanning also be used?

Laser scanning complements the image data when a particularly robust geometry, unambiguous scale, or the connection of indoor and outdoor areas is required.

Can drones be used?

Yes, provided the location, weather, permits, and safety conditions allow it. This enables efficient coverage of high or difficult-to-access areas.

How exactly can damage be measured?

The achievable accuracy depends on the recording distance, camera, referencing, surface and evaluation goal, and is determined before the project begins.

How can project participants access the data?

Depending on the agreement, we can provide models, point clouds, orthophotos, reports, or a web-based project view.

Project request

Which building would you like to inspect for defects?

Describe the building, any visible features, accessibility, and desired analysis. A project manager will review your information and contact you personally.

This information helps us with our initial assessment:

  • Planning objective and relevant recording areas
  • Project location with full property address
  • Gross floor area (GFA) including all levels
  • Desired recording of outdoor areas, indoor areas, or both areas
  • Required scope of services: Architecture and/or building services engineering (MEP)
  • Desired output formats: point cloud, CAD plans or BIM model
